Awning on a tube. Wouldn't that be designed to be subjected to the occasional water bath? Geesh. Been FTing with our for 11 yrs now and it's been exposed to all kinds of weather and all I do is roll it out and roll it back up. Wonder how it's lasted so long :)

We all have the right to choose whatever RV we want and a park owner has every right to write their tenancy rules. Nothing elitist about either. You don't like it or you don't fit the rules, you find another park. Enough people find another park and the rules will change. It's capitalism and it still works in the cg industry.

We've done the midwest to and through MT route a number of times using interstates and using Rt 2. The winner, hands down is Rt 2. Generally a better road than the interstates and far more interesting. You won't have any problems finding cgs on your route that will be as or more affordable than anything along the interstates. Fuel is no problem and your length won't be a problem either with fueling, camping or parking along along small town main street to do some shopping or to eat at a great non-chain restaurant.
And you can start your trip right by skipping I-75 and taking US 23 north instead.

Because of the Hurricanes, I'm not too keen on Florida but I will not close the door on it either.What's the worry???
1) Hurricane season is pretty well defined officially ending Nov 30th each year. Even if you were to head there early (we'll arrive tomorrow), October and November hurricanes are not very frequent. Typical snowbird season of, say, Dec - Apr does not include hurricanes.
2) Forecasting of hurricanes and their paths have improved greatly since 1900 and should you actually be in FL, GA, AL, MS or TX or traveling through VA, NC or SC (all states subject to hurricanes) you will get enough advance notice to pack up the grill and head to the hills. You'll have far more notice of a hurricane than you would of a tornado (tornado threat didn't keep you from buying a lot in IL??), hail, earthquake, landslide or fire and brimstone.
3) If your concern is for your property vs your person, what's a hurricane to damage with most RV lots? H. Wilma, with the lowest pressure ever, made landfall at Cape Romano about 12 miles south of our park and the northern eyewall passed through the park. There was some aluminum damage to some lanais. No park models or 5th wheels that were tied down were damaged or destroyed. One 5th that was not tied down was layed over on its side and another, also not tied down, was turned 180 degrees on site. Most lots, like ours, didn't have a RV on it. Our shed with the W/D & fridge is tied down and weathered Wilma just fine. Not even a window blown out. Our concrete pad and utilities - well a hurricane isn't going to damage that. Palms are pretty hurricane resistant with fronds coming off before the palm blows over. Not one one palm tree was lost though the fronds needed a month or so to recover. Common area buildings like the clubhouses etc are all equipped with hurricane shutters and have pretty hurricane resistant roofs of tiles and SW FL building codes requires structures that will, at a minimum, withstand a Cat III. In short, there's not much a hurricane can do to your vacant RV site.
4) Most hurricane damage is associated with storm surge/water. If you are a bit (mile) inland, storm surge is not an issue. If not, again water is not going to do that much damage to your empty lot (the brackish water might kill off your grass and shrubs).

We still bank with the bank we had in the early 70's. We have had many moves from state to state since then but since the bank has kept up with the times and has online banking/bill pay, ATM cards etc., we see no need to change banks. Haven't been inside a bank in decades. Didn't need to change banks to establish residency for stix & brix, why do it to establish residency on wheels? Our bank now has branches in several states and it is (as are many many banks) now a Delaware corporation. The fact that it has changed it's domicile state to Delaware and is now a multistate operation doesn't affect me any more than my changing states affected it. If your bank had to be in the community in which one lives in order for a person to prove his/her domicile, how on earth could online banks survive? IMO, 'domicile cops' couldn't use your banking connections as probably cause in any way. D/L, ins., vehicle and title registration would be far more persuasive. No need to be paranoid.

My rig is heavier than yours but has 6 tires on the ground. It came with E rated tires and, based on actual weight, my 'cushion' per tire was higher than the 400# that you calculate you'll have with yours. Nonetheless, it ate the tires. Per rig mfr., GY spec'd the tire for the rig. After GY had replaced 14 tires for me, they finally bit the bullet and replaced the tires to G rated tires and replaced the wheels to handle them. Two years now on this set without a problem. Would I go back to E rated with a 400# or greater cushion? Not.

Don't know if you're referring to FL, GA, AL, MS, TX, NM, AZ,or S. CA but there are condo parks (deeded lots), I believe, in all. At one time we owned a lot on FL's east coast - near Stuart - and we now own one on SW FL's Gulf coast - Silver Lakes Golf & RV Resort in Naples. Some pix of both are linked in my sig.

You didn't ask me Bumpy but my disabled DW puts on at least twice as many miles on our MDT than I do. It'll out turn most anything out there and there's not a shopping center parking space in the country that she can't whip that sucker into:) :) ;)

Some years ago before we bought a new cart, we would get down to FL in early Nov, before many snowbirds would arrive. I would look around for a decent used cart that the dealer might want to get rid of as he was stocking up with more recent vintage models and I'd buy the cart. At the end of the season, I'd put a sign on it "Must Sell". The two years I did that, I sold it for more than I paid for it. Just a thought.

CG's can't discriminate so they now limit the tent campers to only 2 days stay at CG's to try and discourage the influx of homeless people. Don't be so PC. Of course they can discriminate on either of the two items you listed - homelessness or tenting. Those are not on the "LIST".

Can't give you any info on Imperial Estates. We own a lot in Silver Lakes. If you're interested in staying there, lots are generally available in two ways. One, through the rental pool accessed by calling the office - 800-843-2836. These lots are rented at the posted or retail price. Second, some owners rent their lots directly. These lots are generally rented for several months at a time, the entire season or even the entire year so that the owner doesn't need to deal with multiple tenants and agreements. Many of those owners list their lots on the property owner's website. There is also a book in the clubhouse library with direct rental lots listed for those who stop by the park for information. Your rig size will be no problem with any site in the park. Many of the lakeside and golf course lots have dual utilities so you can orient your rig to either side for front view or rear view.

They are not engineered to flap in the breeze however the installers are usually a few degrees short of their engineering degree. Rather than a bunch of homemade remedies for a problem that is not supposed to exist, why not fix it the right way and adjust the roller tension a bit tighter?

We had no problem with Progressive - be sure to get their FTer endorsement. We've had coverage with them for probably 2 out of our 11 yrs of FTing. The rest of the time, they've not been competitive. We price shop our coverage each year and for the most part, Foremost and National Interstate have been the most competitive. We've had claims experience with all three and they've each handled claims just fine.
